Importance of knowing the buyer’s demographics in the locale is so underrated and most buyers neglect this!
Recently met a reader that had sold their Pinnacle at Duxton and currently renting. They wanted to get a private condo in town area.
So I shared with them that the entry level although is very important, the exit strategy should be thought from the onset and not years later.
the HDB and Private Properties are really two different housing type. Its not the same.
HDB locale generally will attract all types of buyers, from young to retirees as there are schools, malls, hawker centres and ease of transportation nearby.
But for Private properties, its different. What you think is a great locale may not appeal to the future home buyers.
Home buyers and investors are two different mindset altogether. So please do not mixed them up.
Showed them my research (Above image) to anchor my rationale. Seriously, how many friends you know lived in this place?? Is this a homestay locale or investor playground?
You see…homestay locale have its unit types that will attract future buyers and investment locale have its unit types too.
As such its fundamental to know where and what you are getting into.
